Wholesale lending for Non-Owner-Occupied 1-4 investment properties (cannot have any units as Owner-Occupied); Condos; Townhomes: 5+ Unit Apartments; and Mixed-Use Properties.

Terms:

12 months/6-Month Extension

Loan Amounts:

  • $50k – $2M ($3m+ must be approved prior to submission) on NOO 1-4 Family, Condos, and Townhomes
  • $250k – $3M for Multifamily (5+) Units/Mixed-Use

Loan-to-Value (LTV) Ratio:

  • Purchase (first-timer investors OK):
    • Up to 85% (light rehab) of Purchase Price + 100% of Renovation Costs; 70% of the after-repair value (ARV), loan capped at 90% total loan to cost (purchase + rehab)
    • Up to 85% (medium rehab) of Purchase Price + 100% of Renovation Costs; 70% of the ARV, loan capped at 90% total loan to cost (purchase + rehab)
    • Up to 75% (heavy rehab) of Purchase Price + 100% of Renovation Costs; 60% LTV of the ARV
      • Refinance: Up to 75% As-Is + 100% of Renovation Costs; Not to Exceed 60% of the ARV
      • Cash-Out: Up to 70% As-Is + 100% of Renovation Costs; Not to Exceed 55% of the ARV
  • Rates start at: 10.49%+
  • Credit Score: 620 minimum (620-659 require 6M reserves)

Rental Property Lending (Long‑Term & Short‑Term)

Wholesale lending for Non-Owner-Occupied 1-4 investment properties (cannot have any units as Owner-Occupied); Condos; Townhomes; Portfolios, Long-Term Rentals (LTR), and Short-Term Rentals (STR) with 91 DAYS SEASONING to use the appraised value.

Terms:

30-Year Fixed-Rate Mortgages; Interest Only (i/o) Loans, Adjustable-Rate Mortgages (ARMs); 1–5-year Paycheck Protection Program (PPP) loans

$65K-$1.5M loan sizes

  • FICO: 680 minimum

1–4-Unit Loan-to-Value (LTV) Ratio:

  • Purchase/Refinance (rate/term):
    • 680-719 to 70% LTV
    • 720-739 to 75% LTV

Wholesale lending for Multifamily 5–9-unit properties (10+ on exception).

30 years Automated Market Maker (AMM); Adjustable-Rate Mortgages (ARM); Interest Only (i/o) Loans; 3–5-year Paycheck Protection Program (PPP) loans (lower on exception).

    • 75% LTV of AS-IS value
